City Palms
City Palms sits at the corner of Hibiscus and Quadrille, a block off CityPlace and a five-minute walk from Clematis Street — which is really the whole point of it. Ten stories, 274 residences, finished in 2008, and one of the few downtown buildings where a one- or two-bedroom is still a realistic way into the neighborhood rather than a seven-figure decision.
The building is built around a sixth-floor pavilion deck: a 70-foot pool, a raised jacuzzi, a covered lanai, a club room with billiards, and a resident lounge — plus a 24-hour manned lobby, which matters more than people expect in a downtown building. Residences are open-plan with wide balconies, and the higher floors look out over the city toward the Intracoastal.
City Palms rents as much as it sells — roughly two leases for every sale — so it moves faster than most downtown buildings, and inventory can be thin for weeks at a time. If nothing is listed when you look, it is worth setting an alert rather than checking back.

City Palms sits at Hibiscus and Quadrille, directly across from CityPlace — the shops, restaurants and cinema that used to be CityPlace. Clematis Street, the waterfront and the Brightline station are all a short walk, which is how the building earns a Walk Score of 96. Palm Beach Island is two bridges away, and PBI airport is about eight minutes by car.

What Our Clients Say
Our realtor, Jonathan, was friendly, professional, effective and efficient. We were just about to be in escrow on another unit in the same building, with Jonathan as our agent, when my wife found another unit that had just come on the market that we liked more. We let Jonathan know, and he quickly made arrangements for us to view the new listing. He then happily helped us negotiate a good, fair price and navigate through a smooth escrow. Since we closed, he has continued to be there for us, helping to ensure that our move-in was stress free. We couldn’t be happier.
Patrick and his team were amazing to deal with. The purchase of our new home went very smoothly. Negotiations were done with precision; Patrick's expertise came through from the beginning to the end. Kaylyn kept us, the seller's agent and both attorneys on track for a quick, easy close. We are going to recommend this team to everyone who wants a highly professional group to help with buying or selling a home.
I worked with Emily Sullivan and had an amazing experience she knew exactly what I was looking for and helped me narrow down & be alerted of all new places in my budget and non negotiables list and find the perfect home! She was patient & worked with me from the start til the very end to make sure everything went smoothly she’s professional, communicative & so sweet! Highly recommend her to anyone looking in the area for their next move!
I worked with Christian on my real estate purchase and he was terrific. He was very professional and took time to understand what my property needs were. As an out-of-town buyer, I needed someone who understood the market, could guide me through the process and could negotiate on my behalf. He was great to work with and I'm very happy with the place I bought.
